Melissa Road Updated- Aug. 19th, 2024

The District is receiving daily phone calls and emails inquiring about the opening of Melissa Road. The construction for Melissa Road is controlled solely by the Developer – Trinity Falls Holdings. Calling the City of Melissa, the City of McKinney, Collin County, and/or TxDOT is not helpful, as they are not involved in the construction and none of them have the current construction progress information.  Only the Developer has the authority to open Melissa Road for use by the public. West Bound Olympic Crossing between Sweetwater Cove and Trinity Falls Parkway is temporarily closed due to the Road Buckling. Please use Sweetwater as a detour to Trinity Falls Parkway.

WOODED TRAILS & FAIRWAYS UPDATE:

Although cleanup is still in progress, ALL of the trails and fairways have been cleared of fallen trees, limbs, and debris. Trails and fairways are clear and safe for transit and disc golf. However, there are several pockets of muddy areas around a few t-pads and on some of the trails and fairways. Please watch for snakes! We have been seeing a couple a day since the wooded trails and fairways have been so inactive over the last few weeks due to weather and flooding. trees, limbs, and debris.

DISC GOLF & WOODED TRAILS UPDATE:

ALL wooded trails and fairways are CLOSED (NO EXCEPTIONS). Water just receded Friday morning (June 7). However, there are still trees and huge limbs down or still falling. For LIFE & DEATH SAFETY, please do not cross the caution and danger tape and barriers!! There is a possibility of more rain this Sunday and Monday. Storm Impacts from 5/28/24

The MUD has been out clearing the main arteria streets, interior streets, and the concrete pathways in the parks. With all the effort that has been put into this, we are able to keep the main pathways open, but additional caution and awareness should be taken. Portions of the paths by Lake Discovery (Pond 1) and Lake Serenity (Pond 2) are covered in water. Please use extra caution on those paths as the area may be slippery. Restrooms at Basecamp and Old Joe Dog Park

With weather conditions dropping below freezing most nights, the District has determined that the Bathrooms at Basecamp will be closed January 8th and reopened when the temperatures are back above freezing. The water will also remain turned off for the fountains at Basecamp and Old Joe Dog Park and will open as weather permits.

Basecamp Splashpad Seasonal Opening

Good news is that the Splashpad at Basecamp will be opening officially on Wednesday 5/25 with the hours running from 9:00 am to 9:00 pm. With this, the district will be extending the hours of the restrooms to close at 9:30 pm. There is always a possibility that we will need to maintenance the Splashpad and for it to be down from time to time, but we are going to attempt to limit that as much as possible.

Sweetwater Park Crosswalks and Signage

You may see some work going on over the week of May 7th in Sweetwater Park. With the increase in traffic along the park, we are adding new crosswalks and signs to help control the speed of traffic going down Sweetwater near the park. The work will be completed this week, so please be patient with our contractors while they are working to keep the community safe.

Basecamp Splashpad Seasonal Opening

The Splashpad at Basecamp has yet to open for the season as it has been undergoing repairs to ensure that users are kept safe and healthy. The team is working on getting the tanks cleaned, a new controller in, and updating the filtration system to keep the water clean and fresh. We are looking to have the Splashpad opened within the next couple of weeks. Please keep an eye out here to see the official opening date.

Waste Connections Rate Increase

In the month of October, there was a new rate increase from Waste Connections, called a CPI adjustment and they are allowed to do these adjustments every October. The District has worked with Waste Connections at the November meeting to ensure that the adjustments do not go into effect without prior conversations with the MUD Districts so we are given ample time to notify the community. This is the first rate increase we have been from Waste Connections since their renewal of their contract.

Traffic Change – Laud Howell and US75 Frontage Road

Over the past several months the MUD Board has been working with the City of McKinney around the intersection at Laud Howell and US75 frontage road and the backup that occurs. The City of McKinney has received approval from Texas Department of Transportation to convert the eastbound Laud Howell to a dual right turn lane onto US75 frontage road. The work is set to start with temporary markings on 12/6/2022 and permanent markings will be installed shortly after when scheduling is permitted. Homestead Adjustment

What is a homestead exemption or adjustment on my tax bill? In Texas, the taxable value of Homesteaded Property may only increase 10% each year. The Homestead Adjustment (shown as Homestead ADJ on the statements issued for MUD1 and MUD2) is a deduction of the assessed value above the 10% maximum taxable value that the property values may increase on a Homesteaded Property. NOTIFICATION OF WASTE CONNECTIONS RATE INCREASE

At it’s November 15, 2022 meeting, representatives of Waste Connections (Trinity Falls’ trash and recycling service provider) gave notice of a rate increase based upon the Consumer Price Index (CPI) for the Dallas-Fort Worth-Arlington Metropolitan Statical Area (MSA).  The new rates for Trinity Falls and MUD #2 residents will be as follows effective October 1, 2022:                      Residential Trash (one pick-up per week)               $ 22.76                      Residential Recycling (one pick-up per week)         $ 1.41                      Additional Trash                                                        $ 5.71                      Additional Recycling                                                  $ 5.72 Should you have any questions regarding this matter, please contact Waste Connections at 469-452-8000.

BB Owen Park Seasonal Update

The Splashpad located at Basecamp has been closed for the 2022 season. Thank you all for the great season and we are looking forward to seeing everyone in 2023! BB Owen Park Seasonal Update

The Splashpad located at Basecamp has been opened for the 2022 season. The hours that the Splashpad will be operational are from 9:00am to 9:00pm. With the extended hours with the Splashpad we will also be updating our bathroom hours at Basecamp from 7:00am to 9:30pm.

Waste Connection routes delayed Thursday and Friday, February 23 and 24. Thursday routes will be picked up Friday and Friday routes will be picked up Saturday. Recycle will be picked up on the next scheduled route day.

Tax Statements

The McKinney MUD #2 Tax Statements have been mailed. If you have a mortgage company that is taking care of your property tax payments, please contact them to confirm that your mortgage company requested and received your MUD tax statement. If you do NOT have a mortgage company making the payment for your MUD taxes and you have not received your 2022 tax statement, please visit www.utilitytaxservice.com or contact the Utility Tax Service at 877-688-3855 for assistance.

Toy Collection – Disc Golf Tournament

The District is working together with the Chain Bombers supported by Innova Discs to host a charity toy drive. During the Tournament on Saturday, December 4th each Disc Golfer will be also donating a new toy for the Toys for Tots. We are also accepting donations from anyone else that would like to contribute. Once all the donations are collected the District will be working with the Trinity Falls HOA to have them donated to Toys for Tots.

BB Owen Park Seasonal Update

Splashpad Seasonal Closure The Splashpad located at Basecamp will be closed starting on 11/2/21 for the season. We are looking forward to reopening next year as the weather starts to warm up. Dog Park Closing Early The Old Joe Dog Park located in BB Owen Park will be closing at 4:00 pm on 11/2/2021 to treat for fire ants and other bugs in the park. The Dog park will be back open the morning of 11/3/2021.

Road Closures

Emergency Notification Services

McKinney MUDs 1 & 2 Contract with CodeRED to Provide Emergency Notification Services to Community Following the extensive and thorough evaluation and review of mass emergency alerting systems, McKinney MUD Nos. 1 and 2 (the “Districts”) have implemented the CodeRED system, a high-speed emergency notification service provided by OnSolve, based in Ormond Beach, Florida. Public safety officials across the United States have credited CodeRED notifications for saving lives, including locating missing children, apprehending wanted criminals, and issuing timely evacuations.

Trash Update 2/20/2021 @ 5:00 p.m.

Waste Connections is anticipating extra volume and has planned accordingly. Residents should place extra bags of trash next to their carts when they put them at the curb. Waste Connections plans to have the backlog from the storm cleared by Saturday, February 27 and will resume normal service on Monday, March 1. Waste Connections understands the inconvenience that the weather-related delays created for the families and businesses and will work quickly to get schedules back to normal.

Trash Services- Weather Update 2/19/2021

With warmer temperatures and sunshine we are seeing improved roads across our area. The trash operator has implemented the plan for limited roll-off and commercial service at critical locations. While primary and secondary roads have improved the operator is experiencing some issues with slippery surfaces at multi-family complexes and commercial areas. The trash service will run continued limited commercial and roll-off service again tomorrow as they have today starting around 10:00am once the overnight freeze thaws out. Residential as well as regular commercial and roll-off service will resume on Monday, February 22 as described in the schedule below from Wednesday.

Trash Services- Weather Update 2/18/2021

Road conditions this morning remain poor but the trash operator anticipates some melting of ice and snow with warmer temperatures forecasted tomorrow and through the weekend. This will allow them to safely recover the heavier volume of garbage and recycling that is expected next week. The operator remains on track with the plan they set yesterday. They are planning on heavier than normal roll-off volume as our families and businesses begin to recover from damage to their homes from frozen / burst pipes.

Due to the ongoing dangerous weather and road conditions trash service will not be operating again tomorrow, Wednesday Feb 17th. With the forecasted additional snow tomorrow it is likely that service trucks will not be able to provide service until next week. After surveying the area and considering the ongoing historically low forecasted temperatures, it appears that the roads will remain hazardous for the trash service trucks to operate on Tuesday, 2/16/2021. In an effort to keep the employees and communities safe, trash service will not operate on Tuesday. With the forecast for additional snow and ongoing sub-freezing temperatures, it is also highly unlikely that trash services will be operational on Wednesday, 2/17/2021. This is to confirm that due to dangerous weather and poor road conditions the trash services will not be operating on Monday, 2/15/2021. Based on the current forecasts it is highly unlikely that trash service will be operating on Tuesday, 2/16/2021, and possibly Wednesday, 2/17/2021. Trash Service- Anticipated Weather Closure

With the current weather forecast from the National Weather Service we are anticipating dangerous road conditions on Monday and Tuesday, that will prevent the trash provider from safely operating in neighborhoods to pick up garbage and recycling. Operations are expected as follows: Friday: Normal operations are expected. Saturday: Normal commercial operations are expected to end around noon. Freeze Watch

Mckinney MUD 2 residents, it is time to prepare for colder temperatures! There is a Freeze Watch in effect for Friday through Thursday, February 12th – February 18, 2021. Temperatures are expected to drop to freezing levels overnight. How can District residents prepare? Lower Insurance Rates

Many of our families here in Trinity Falls saw an increase in property insurance rates after the closing of the Melissa Rd bridge. With the opening of Fire Station 10, we want to encourage residents to reach out to their insurance providers to have those policies reviewed for potential savings!
